Project summary: this is an historic tax credit rehabilitation and adaptive reuse project. The primary proposed new use is multi family residential. New apartments and their amenities will replace office space on floors 3 through 7 with private decks on the rooftop. The 1st & 2nd floor levels as well as part of the rooftop will be home to a future tenant. The basement level will continue to serve as a garage space and the ground floor level will be convert to a garage space with a garage access being added off of civic center drive. The exterior first floor circulation cores and historic interior elements will be preserved and restored per the secretary of the interior's standards for the treatment of historic properties. The apartments are pre-built industrialized units. Outdoor amenities include new decks on the first floor level with new egress stair down to civic center drive. New landscaping along all sides of the building will be planted. A west facing pool and lounge will be added to the high roof.  these elements will not be visible from the street. The 7th floor residences also have private rooftop decks that face to the north and the south with the commission's blessing the signage package will be submitted at a later date this is the first of three permit packages 1.
